Triple Pane Slider Flown to a Fourth Story Patio on Mt. Helix

The house sits on the slope of Mt. Helix, and the lay of the land made it four stories. That is the whole problem on this job. The master patio is at the top, and a triple pane slider is not something you carry up four flights.

So it did not go up the stairs. A telehandler came in, the crated unit was strapped to the forks, and it was flown up over the roof and set down at patio level. A slider that wide is heavy before you add a third pane of glass, and the crate has to land flat, on a roof that was never meant to be a staging area.

The opening got prepped while the unit was still on the ground. The old wall came out, the header and jambs were flashed, and a sill pan was run before anything was set. Then the slider went in, was shimmed square and plumb, and the exterior was trimmed and sided back to match the rest of the wall.

The house was also taking water. In the office, the leak had come in low and worked along the wall, staining the baseboard and the drywall behind it. That section came out, the window above it was replaced with a Marvin unit, and the wall was flashed and trimmed back in.

The cavity got packed with Rockwool rather than fiberglass. It carries a higher R value per inch and it deadens sound in a way fiberglass does not, which matters in a room somebody works in every day. The office got quieter as a side effect of fixing the leak.
