The wall between your kitchen and your living room was drawn by somebody who never met you. So the person cooking faces away from everyone, the light stops halfway across the house, and there is a doorway you have squeezed through sideways for eleven years. Take the wall out and the whole floor plan changes character in an afternoon. That is a structural job rather than a cosmetic one, and it is exactly the kind we take.

01The Scope

What a remodel with us covers

We start with what is holding the house up. If a wall is coming out, we work out what it carries and put a beam in that is sized for it, with posts and footings underneath that can take the point load. We open up older homes in Vista, Escondido, and San Diego that have had a wall taken out without that work being done. It is worth getting right before anything cosmetic goes back on.

From there the scope is complete: demolition and dust containment, framing, electrical and lighting, plumbing, drywall, cabinetry, counters, tile, flooring, doors and trim, and paint. We coordinate the licensed subs rather than leaving you to referee them, and we pull the permits so the work is on record when you sell.

Exterior remodels run the same way. Siding, stucco repair, trim, windows and doors, concrete, fencing, and the outdoor structures that turn a yard into somewhere you spend time. The point of exterior work is that all of it matches: new trim reads like the house, not like a repair.

03Timeline

A single room runs three to six weeks. A kitchen or a wall removal with structural work runs six to twelve. Whole-home remodels are scheduled in phases so you are never without a kitchen and a bathroom at the same time.

04Typical Investment

Structure and mechanicals drive remodel budgets far more than finishes do. Moving plumbing, upgrading a panel, and carrying a load across a new opening are where the money goes; the tile you pick moves the number much less than people expect. We price the structural scope first so you know what you are actually deciding between.
